This property is approximately 410 acres of mixed pine/hardwoods, bottomland hardwoods, and floodplains along the Shoal River. The southern property line borders the Shoal River and has a gradual 80–90-foot elevation change moving north. Painter Branch runs north to south through the middle of the property. Currently there are cleared trails slated for hiking and biking, and firelines along the property boundaries. Not yet open to the public, future uses will include a campground and event venue, and possibly outdoor challenge courses along some of the hiking trails.
